Similar properties that have recently sold in the same area as a property being evaluated. Comps and rental rates are used to determine a properties value by comparing it to similar properties along with NOI and GSI (gross scheduled income).

VALUATIONS

The process of estimating the current market value of a multifamily property. It involves combining an underwriting analysis with a valuation of the physical asset. The underwriting analysis values the building from a business perspective, considering its income, expenses, and cash flow.

TRIPLE NET

A triple net lease (NNN) is a commercial lease agreement where the tenant pays rent and all property expenses, except for utilities, in addition to the rent. These expenses include insurance, maintenance, taxes, and operating expenses. The “N” in NNN stands for property taxes, property insurance, and common area maintenance (CAMs).

RENOVATION UNDERWRITING

Renovation underwriting for multifamily properties involves analyzing and underwriting a real estate deal with the intention of renovating the property. This process involves gathering data about the property, making assumptions about its future performance, and creating projected cash flows.

Christina helped me sell my single family rental property and 1031 exchange into a 2 unit property that I plan on converting into a 3 unit through getting permits with the city for an ADU. We shopped many properties and she narrowed it down for me and spelt out what the opportunity was. The property I ended up buying stood out among the rest and then had even more upside than expected when she pointed out it can be converted to a 3 unit. She has a great network of people that can help with everything from inspections to cleaning and everything you can think of. I am in the process of renovating both houses (bonus -- the tenants vacated prior to closing) and the property will cash flow once I rent them both out and then I will gain a significant amount of equity once I convert the front house into a third unit. She was able to run the numbers on the 3 unit valuation. She even put me in touch with a company who discovered I can build 17 units on the site who I may consider doing a joint venture with to do the construction or just exchanging once I have enough equity. She helped me throughout the process and even still now that I've closed. I am already in the process for shopping for my next purchase so would obviously go through her again and would definitely recommend her to others .
