The process of estimating the current market value of a multifamily property. It involves combining an underwriting analysis with a valuation of the physical asset. The underwriting analysis values the building from a business perspective, considering its income, expenses, and cash flow.

TRIPLE NET

A triple net lease (NNN) is a commercial lease agreement where the tenant pays rent and all property expenses, except for utilities, in addition to the rent. These expenses include insurance, maintenance, taxes, and operating expenses. The “N” in NNN stands for property taxes, property insurance, and common area maintenance (CAMs).

RENOVATION UNDERWRITING
