Thinking About Selling Your San Diego Apartment Building?

Most owners reach out long before they list.

Owners of 2–4 unit and 5+ unit buildings come to us for different reasons, and selling is not always the right answer. We start by telling you what your building is worth today — then we walk through what each option would mean for your equity, your taxes and your time.

Cashing out

Converting equity you have built into liquidity.

Retiring from management

Stepping back from day-to-day operations.

Deferred maintenance

Repairs that no longer pencil against the return.

Management fatigue

Tenants, turnover, repairs and rising costs.

1031 exchange

Trading into a larger or easier-to-run asset.

Passing property to heirs

Planning what happens to the asset next.

Low return on equity

Strong value, weak income relative to what is tied up.

Rent-control exposure

Changing rules on increases and relocation.

Free, confidential, and prepared by San Diego multifamily specialists.

Three Paths Owners Take

We will tell you which one fits your property, even when it is not a sale.

Cash Out

Sell at today’s value and take the proceeds. We price on in-place income, cap rates and real buyer demand — not on what a portal estimate says it could be worth.

For owners who want liquidity, are tired of management, or believe their heirs would sell anyway.

1031 Exchange & Wealth Strategy

Defer capital gains by trading into another building — or into a DST, a NNN-leased asset or another structure that keeps the income and retires the management. We coordinate the sale and the replacement on one timeline, so the identification and closing windows never cost you the exchange. More on 1031 exchanges.

For owners moving equity into a better-performing, more passive or more easily divided asset.

Hold, Refinance or Restructure

Sometimes the numbers say keep it. We will show you what a refinance, a renovation plan or a change in operations would do to your return before you commit to a sale.

For owners whose property still has room to perform.

How We Sell San Diego Apartment Buildings

From first valuation to recorded sale, most listings follow this sequence.

01

Valuation & pricing strategy

A broker opinion of value built on rent roll, operating expenses, recent comparable sales and current cap rates — then a pricing strategy matched to how quickly you want to close.

02

Offering memorandum & financial analysis

Professional photography, unit mix, income and expense analysis, rent upside and financing scenarios, packaged the way buyers and their lenders underwrite a deal.

03

Coming soon campaign

Before the listing goes live it goes to our buyer list and the brokerage community as a coming soon, so demand builds ahead of launch instead of after it. Properties that arrive with momentum draw earlier offers and fewer price reductions.

04

Marketing & exposure

MLS, CoStar and LoopNet Premium listings, Google Ads, paid social advertising, email and direct-mail campaigns, professional photography, drone and video — placed in front of the buyer pool already tracking your submarket.

05

Direct buyer & broker outreach

We call the 1031 buyers, private investors and brokers we have transacted with since 1982. Most San Diego multifamily deals are sold to a known buyer, not found by one.

06

Offer review, negotiation & escrow

Offers compared on price, terms, deposit and buyer strength — then contingency, inspection, appraisal and loan milestones managed through to closing.

What Listing With ACI Looks Like

Four stages every ACI listing goes through, whether it is four units or forty.

We Know What San Diego Apartment Buildings Sell For — Block by Block

Pricing a building in North Park is not the same as pricing one in La Mesa. Rents, buyer pools, cap rates and rent-control exposure change from one submarket to the next, and so does the number your building should be listed at.

Our brokers have valued and sold 2–4 unit and 5+ unit buildings across the county since 1982, through several full market cycles.

Selling San Diego Multifamily Since 1982

ACI Apartments is a San Diego multifamily brokerage specializing in the sale and valuation of apartment buildings. We have closed more San Diego County income-property escrows than any other firm in the county, averaging more than 140 closed escrows a year.

When you list with ACI you are working with brokers and principals who have priced buildings through rising, flat and falling markets — and who will tell you plainly when the market is not on your side.

Christina is an outstanding agent. She recently assisted me in purchasing a property in San Diego. Her knowledge and advice were invaluable for this purchase. She also went above and beyond during the entire escrow period to make sure the transaction closed on time and without issue. I will contact her for all my future real estate needs.

Christina helped me sell my single family rental property and 1031 exchange into a 2 unit property that I plan on converting into a 3 unit through getting permits with the city for an ADU. We shopped many properties and she narrowed it down for me and spelt out what the opportunity was. The property I ended up buying stood out among the rest and then had even more upside than expected when she pointed out it can be converted to a 3 unit. She has a great network of people that can help with everything from inspections to cleaning and everything you can think of. I am in the process of renovating both houses (bonus -- the tenants vacated prior to closing) and the property will cash flow once I rent them both out and then I will gain a significant amount of equity once I convert the front house into a third unit. She was able to run the numbers on the 3 unit valuation. She even put me in touch with a company who discovered I can build 17 units on the site who I may consider doing a joint venture with to do the construction or just exchanging once I have enough equity. She helped me throughout the process and even still now that I've closed. I am already in the process for shopping for my next purchase so would obviously go through her again and would definitely recommend her to others .

Seller Questions We Answer Every Week

How do you determine the right listing price?

We underwrite the building the way a buyer's lender will: in-place rents, operating expenses, NOI, GSI and recent comparable sales in your submarket, then test that against what buyers are actually paying today.

Should I make repairs or renovate before listing?

Only where the work returns more than it costs. We will walk the property and tell you which items affect value or financing and which ones a buyer will price in regardless.

What happens to my tenants during the sale?

Leases transfer with the building. We schedule showings around notice requirements so operations and collections are not disrupted while it is on the market.

What marketing will my building receive?

An offering memorandum with full financial analysis, professional photography, drone and video, a coming soon campaign to our buyer list, MLS, CoStar and LoopNet Premium exposure, Google Ads and paid social advertising, plus email and direct-mail campaigns, and direct outreach to qualified buyers.

Do I have to sell to get a valuation?

No. The valuation is free and confidential, and plenty of owners use it to decide to hold, refinance or plan an exchange for a later year.

How long does it take to sell?

Most well-priced San Diego apartment buildings go under contract within weeks, with escrow typically running 30 to 60 days depending on the buyer's financing and due diligence.

Can I sell and defer the taxes?

In most cases, yes, through a 1031 exchange. We coordinate identification and closing deadlines with your accommodator, CPA and the replacement-property side of the trade.

How do you handle negotiations?

Offers are compared on price and terms together: deposit, contingency periods, financing strength and closing timeline. We negotiate repair requests and price reductions through to recording.
