1031 EXCHANGE

A 1031 exchange, also known as a like-kind exchange, is a tax-deferral strategy that allows real estate investors to sell one property and reinvest the proceeds in another similar property, while deferring capital gains taxes on the sale.

A comprehensive analysis conducted to gather and evaluate data regarding rental rates, occupancy levels, and other relevant market trends within the multifamily housing sector

COMPARABLES (DATA/COMPS)

Similar properties that have recently sold in the same area as a property being evaluated. Comps and rental rates are used to determine a properties value by comparing it to similar properties along with NOI and GSI (gross scheduled income). 

VALUATIONS

The process of estimating the current market value of a multifamily property. It involves combining an underwriting analysis with a valuation of the physical asset. The underwriting analysis values the building from a business perspective, considering its income, expenses, and cash flow.

TRIPLE NET

A triple net lease (NNN) is a commercial lease agreement where the tenant pays rent and all property expenses, except for utilities, in addition to the rent. These expenses include insurance, maintenance, taxes, and operating expenses. The "N" in NNN stands for property taxes, property insurance, and common area maintenance (CAMs).
