The buyer was represented by Ricardo Lopez of Apartment Consultants, Inc. This acquisition was the buyer’s upleg that satisfied a 1031 exchange from the sale of a 4 unit property, also represented by Ricardo Lopez. The seller was GOC Realco LLC. and was represented by Patrick Luther, Matthew Mousavi and Giles Stevens of SRS National Net Lease Group.

The property sold on a 20 year Absolute NNN with 4 (5) year options and 1.5% annual increases and was corporately and personally guaranteed by Gilligan Oil Co. and CEO/Seller/Developer Patrick Gilligan and COO Chris Zimmerman.

The property is located just north of the I-75 and is a 20 minute drive to Downtown Hamilton, OH. The location was constructed in 2016 on a hard signalized corner on a strong retail corridor across from major national retailers such as Wal-Mart, Lowe’s, Walgreens, Sherwin-Williams, Auto Zone and more.
