SAN DIEGO — The Windsong Apartments consisting of 29 apartment units has been sold for $3,950,000. Located at 4601 63rd Street in the Rolando/SDSU neighborhood of San Diego, CA 92115, The Windsong Apartments were constructed in 1962. The complex offers tenants on-site parking, communal laundry room, sparkling pool, gated entry, and balconies or patios. The Windsong Apartments consist of twelve (12) 1 Bedroom / 1Bath units, and seventeen (17) 2 Bedroom / 2 Bath units some of which are townhome-style units.

The property sold for $136,207 per apartment unit and $169.62 per rentable square foot. The value indicators at time of sale were: Gross Rent Multiplier = 11.1 and CAP Rate = 5.3%. The property was 98% occupied at time of sale. The seller was Rodney Johnson and was represented by Dave Savage of ACI Apartments. The buyer was Matthew Rattner and was also represented by Dave Savage of ACI Apartments.
